The 440 Dufferin Apartment Condos project is expected to include a trio of mixed-use buildings that will combine residential suites with street-level light industrial and commercial spaces. Innovative Design for the Modern City

According to available renderings of the site’s exterior, the 440 Dufferin Street Condos development will include three buildings of varying heights, with staggered designs that gradually increase in height to reach a projected maximum of 24 storeys. The 24-storey tower is expected to become the tallest residential building in the neighbourhood, and the reported total number of condominium units ranges from 399 to 421.

Each of the three buildings in the complex will be situated atop adjoining four-storey podium bases, with these podium levels combining to create about 5,000 square metres (53,800 square feet) of mixed-use industrial and commercial space. These innovative spaces were specifically included to support the neighbourhood’s legacy population of craftspeople and artists by boosting their economic prospects, as this amount of street-level light industrial space in a newly built development is without precedent in Toronto’s recent history.

The architects behind 440 Dufferin Street Condos selected an innovative configuration that rotates the respective orientations of the three tower components to give residents better sight-lines and more expansive city views. In addition to retail spaces, the mixed-use component of the development is also expected to provide facilities for working professionals and light industrial applications.

Floor-plan and suite square footage information has not yet been officially released, but given the scope of the development, insiders expect the 440 Dufferin Street Condos community to include a full range of unit types and sizes. Factor in state-of-the-art amenities and community features, and you’ve got a very appealing ownership option that’s also expected to be on the accessible side of the affordability spectrum.
